SB721 and SB326 put every elevated balcony, deck and walkway on multi-unit buildings onto a mandatory inspection cycle — six years for apartment buildings, nine for condominiums — because hidden water damage was collapsing structures that looked fine from above. When an inspection flags a deck, the repair is only half the job; the surface must go back into service genuinely waterproofed or the same report returns next cycle.

Five Layers, Each With One Job
The system reads from the substrate up:
- Moisture vapor barrier — the waterproofing itself, sealing the slab or deck substrate.
- Pigmented polyaspartic basecoat — flexible body and color, bonded into the prepared surface.
- Full flake broadcast — the finished appearance, plus mechanical texture.
- Polyaspartic topcoat — locks the broadcast, first wear layer, UV-stable.
- Urethane topcoat with slip additive — the weather-facing wear coat, gripping wet or dry.
Single-product "deck paints" ask one membrane to do all five jobs, which is why they peel in two summers. Layered systems last because nothing is asked to do work it was not designed for.

Does a coating count as waterproofing for these repairs?
A proper traffic-bearing waterproofing system does — that is precisely its job. How do I know if my balcony or deck is leaking?
The signs show up below and around: water staining or rust streaks on the underside, soft or spongy spots underfoot, peeling surface coatings, cracked or ponding areas, and inside the unit, staining near the door threshold. Any of these means water is getting past the surface — and the structure beneath is on the clock.
Is the finished surface slippery when wet?
No — traction is designed in twice. The flake broadcast leaves a fine texture, and the final urethane coat carries a slip-resistant additive as standard on every outdoor installation. A wet balcony or walkway keeps its grip for bare feet, dress shoes and everything between.
Will the coating fade or chalk in the sun?
The exposed layers — polyaspartic and urethane — are aliphatic, UV-stable chemistries that do not amber, chalk or fade. A south-facing deck holds the same color in year ten as on install day; that is why standard epoxy never appears above the barrier layer in our outdoor systems.
How long is a balcony out of service during coating?
Typically two to three days from preparation to walkable cure, weather depending. For apartment and condo buildings we sequence walkways and units so residents keep access routes throughout, and the fast-curing chemistry keeps each section's closure short.
Can you coat over plywood decks, or only concrete?
Both. Concrete decks are diamond-ground and repaired like any slab. Plywood walking decks — common on SoCal balconies — get the appropriate reinforced base build before the waterproofing layers, so the finished system performs identically over either substrate.
Do you work with HOAs and property managers?
