Concrete Grinding & Surface Preparation

Ask why a coating failed and the autopsy almost always points below it: applied over a curing compound, over an old sealer, over dust, over moisture — over anything but properly opened concrete. Diamond grinding is the step that removes every one of those failure modes at once, cutting the slab to a clean, measured bonding profile that the next system can anchor into. It is the least photogenic work we do and the most important.

Top Epoxy Flooring runs its own grinding fleet across Los Angeles, Orange, Ventura, San Bernardino, Riverside and San Diego counties — under every coating we install, and as a standalone service: failed-coating removal, mastic and adhesive stripping after tear-outs, and prep-to-spec for other trades' finishes. Every machine works tethered to HEPA extraction in line with OSHA's silica rule, so homes and open businesses stay clean while the floor transforms.

This page covers what a real preparation spec looks like — CSP profiles, removal scopes, dust control and edges — so you can hold any flooring bid, including ours, to a standard you can verify with your own eyes before anything is poured.

What Goes Into Every Prep Job

CSP Bonding Profile to Spec

The grind targets a specified CSP bonding profile — matched to the system going down, never a one-pass guess.

HEPA-Vacuum Dust-Free Grinding

Every grinder runs tethered to industrial HEPA extraction — silica-rule compliant, clean enough for occupied homes and open businesses.

Full Coating & Mastic Removal

Old coatings, paints, sealers, thin-set and mastic come off completely — removal is part of the same scope, not a separate trade.

Laitance & Sealer Removal

Laitance, curing compounds and surface contamination — the invisible bond-killers — leave with the first passes.

Moisture Vapor Testing

Moisture vapor testing follows the grind, while the slab can still tell the truth about what basecoat it needs.

Edge-to-Edge Hand-Ground Corners

Edges and corners are hand-ground to the same profile as the field — the wall line is where lazy prep shows first.

Step One of Every Floor We Warranty

Under every system in our catalog — flake, solid, metallic, urethane cement, outdoor stacks — sits the same first morning: machines opening the slab into a bonding profile the basecoat can key into mechanically. Not acid etching, which cleans a little and profiles almost nothing; not a rented buffer scratch; a measured cut into sound concrete.

This is also why our warranties can say what they say. A limited lifetime residential warranty is only rational for a company that never coats over an unprepared floor — the grind is where that promise is actually manufactured.

Removing Failed Coatings and Paint

Old coatings do not get buried; they get evicted. Peeling epoxy, tired garage paint, flaking urethanes and glossy penetrating sealers are ground off to bare, sound concrete — because any new floor bonded to a failing layer inherits the failure on day one. Thickness just changes the tooling: aggressive diamonds for heavy builds, finer sets as the slab emerges.

What is left behind is the honest starting point every manufacturer's data sheet quietly assumes and most low bids quietly skip.

Mastic and Adhesive Removal

Tear out carpet, vinyl or tile and the floor keeps a souvenir: glue. Carpet adhesive, black mastic and thin-set ridges all grind off mechanically — no solvent soup, no smearing chemicals into the slab that will sabotage the next finish. The slab returns to clean, coatable concrete in the same visit.

One serious caveat we enforce: black mastics in buildings from before about 1980 can contain asbestos, so older adhesives are tested before any machine touches them. The day of delay is not negotiable — for your lungs and our crew's.

Advantages of Professional Surface Prep

Prep to a number, not a feeling: CSP-specified profiles, HEPA-controlled dust, complete removal of everything that kills coatings — from the company whose warranties depend on this step being done right every single time.

Prep Is the Warranty's Foundation

Profiles specified in CSP numbers you can verify — the difference between prepared concrete and merely roughed-up concrete.

Truly Dust-Controlled Indoors

HEPA extraction at the cutting head keeps homes livable and businesses open while the grinding happens.

Grinding as Its Own Service

One crew grinds, removes, tests and coats — prep quality is our warranty's foundation, not a subcontracted mystery.

CSP: Prep You Can Specify

The industry measures surface roughness on the ICRI CSP scale, and matching profile to system is the whole science:

  • CSP 2–3 — the diamond-ground standard for thin-mil epoxy and polyaspartic coatings, our daily bread.
  • CSP 3–5 — deeper profiles for heavy broadcast systems and mortars, via aggressive tooling or shot blasting.
  • CSP 5+ — scarified territory for thick overlays and urethane cement builds.

A bid that names its CSP target is a bid you can hold accountable. Ours always does.

Dust Control Is Not Optional

Concrete dust is crystalline silica, and grinding without extraction is both an OSHA violation and a housekeeping disaster. Our machines cut inside shrouds plumbed to industrial HEPA extractors that capture dust at the source — which is how a kitchen two doors from a grinding garage stays clean, and how an open retail floor grinds overnight and trades at nine.

For occupied homes and businesses this is the difference between a renovation and an event. We engineered for it because most of our work happens in exactly those places.

Grinding as a Standalone Service

Not every ground floor gets our coating, and that is fine: we prep to spec for other trades — tile and plank installers who need mastic gone, facilities whose spec calls for another manufacturer's system, slabs headed to polish. You book the same fleet, the same CSP target and the same dust control our own floors demand, delivered as a clean handoff.

Same-day scheduling pairs naturally with tear-out contractors: flooring out in the morning, glue gone by evening, ready for whatever's next.

Frequently Asked Questions

Why is diamond grinding better than acid etching?

Etching is chemistry hoping to do a machine's job: acid washes attack the surface unevenly, leave neutralization residue, and cannot touch sealers, curing compounds or contamination — the exact things that cause coating failures. Diamond grinding mechanically removes everything and leaves a measured, uniform profile. No professional system we install ever goes over an etched-only floor.

What does CSP mean on a prep specification?

Concrete Surface Profile — the industry's standardized roughness scale from ICRI Guideline 310.2, running CSP-1 (nearly smooth) to CSP-9 (heavily scarified). Thin-mil coatings want CSP-2 to 3; thick mortars and overlays want more aggressive profiles. Specifying prep by CSP number is how you know a bid means something — and how our systems earn their warranties.

Is the grinding process really dust-free?

Effectively, yes. Every grinder runs tethered to an industrial HEPA extractor capturing the overwhelming majority of dust at the cutting head, in line with OSHA's silica rule. Homes keep their contents uncovered two rooms away; occupied businesses grind at night and open on time. "Dust-free" is the industry term — microscopic honesty says "dust-controlled," and rigorously so.

Can you remove my old epoxy, paint or sealer?

That is half this service. Failed epoxy, garage paint, urethanes and penetrating sealers all come off mechanically, down to sound bare concrete — the only honest starting point for whatever comes next. Thickness and hardness set the tooling, not the outcome.

What about black mastic and tile adhesive?

Post-tear-out adhesive removal — carpet glue, vinyl mastic, tile thin-set — is routine grinding work with the right diamonds. One caution we take seriously: black mastics in pre-1980 buildings can contain asbestos, so older adhesives get tested before anyone disturbs them. It is a small delay that is never optional.

Grinding, shot blasting or scarifying — which does my floor need?

Grinding is the precision tool for most coating prep, producing CSP-2 to 3 uniformly. Shot blasting and scarifying produce the deeper profiles heavy mortar systems want. The system going down dictates the method — which is the advantage of prep run by the company installing the floor rather than a rental machine and optimism.

Does grinding fix an uneven floor?

It levels high spots, ridges and trowel marks — grinding is subtractive. Low spots and genuine dips need material added back, which is self-leveling territory; the two services pair constantly. The laser check during prep tells us which side of that line your slab sits on.

How long does a typical garage take, and when can it be coated?

A standard two-car garage grinds in well under a day, edges included, and can be coated the same day — that is precisely how our one-day flake systems fit their schedule. Larger commercial floors phase by section, with each area ready for coating as the machines leave it.

Do you offer grinding without a coating afterward?

Yes — grinding stands alone. Facilities prepping for another trade's finish, homeowners clearing mastic for tile or plank, and slabs headed to polish all book prep-only work. You get the same CSP-specified, HEPA-controlled process our own coatings demand, handed off clean.

Why does prep matter so much for the warranty?

Because nearly every coating failure autopsy finds a prep failure underneath — coating over sealer, over moisture, over dust. We can back residential floors with a limited lifetime warranty precisely because our grinding standard removes those failure modes before the first coat. The unglamorous step is the guarantee's entire foundation.

What Prep Makes Possible

Grinding is step one of everything — here is what usually comes next.

I live out in Ridgecrest. I carefully searched for experts that would follow the correct process to ensure not just a great look, but a strong bond to the concrete garage floor. This is one of the companies that said that they would service my area. And I am grateful. The crew did an amazing job. Professional workmanship. They prepped the surface of the concrete properly before starting to apply any epoxy. They applied a nice even coating of flakes and a great finish. I'm very pleased with the results of their hard work. They also guarantee that it will bond properly, or they will make it right. They indicated that I can walk on it the next day and that I can expect it to be fully cured within the next four to seven days. At which time I can park my vehicle on it.
I rarely leave reviews and I usually only feel inclined to when the service and quality are exceptional. I reached out Top Epoxy on a Sunday, submitted basic information for a quote and on Monday, Erika called me, talked through what I was looking for, gave me pictures of other jobs for reference and helped answer all my questions with ease. She was ready to hold a spot for us as early as Wednesday but due to our schedules, we booked that Friday. The job was done in 1 day as she said and we were back to using our garage the next day. The efficiency, customer service from start to finish, and quality deserve 5/5 stars all the way. Thank you!

Great experience with the team at Top Epoxy Flooring. I had seen an example of their work at a friend's property and decided to get them to quote for my own garage floor. They were very responsive and helpful and in fact came and did the work the following day after I contacted them. The two person crew arrived just before the agreed arrival time, helped me move a couple of larger items and then worked for the full day to get the job complete. They were very careful with the prep / grinding the previous paint off the concrete. Overall got the job completed the same day and it looks great. Left the garage clean and pretty much dust free. Overall very happy with the full experience from first call to final sign off. Don't hesitate to use them.
Response from the owner:Thank you phil.
