Under every system in our catalog — flake, solid, metallic, urethane cement, outdoor stacks — sits the same first morning: machines opening the slab into a bonding profile the basecoat can key into mechanically. Not acid etching, which cleans a little and profiles almost nothing; not a rented buffer scratch; a measured cut into sound concrete.
This is also why our warranties can say what they say. A limited lifetime residential warranty is only rational for a company that never coats over an unprepared floor — the grind is where that promise is actually manufactured.
Removing Failed Coatings and Paint
Old coatings do not get buried; they get evicted. Peeling epoxy, tired garage paint, flaking urethanes and glossy penetrating sealers are ground off to bare, sound concrete — because any new floor bonded to a failing layer inherits the failure on day one. Thickness just changes the tooling: aggressive diamonds for heavy builds, finer sets as the slab emerges.
What is left behind is the honest starting point every manufacturer's data sheet quietly assumes and most low bids quietly skip.
Mastic and Adhesive Removal
Tear out carpet, vinyl or tile and the floor keeps a souvenir: glue. Carpet adhesive, black mastic and thin-set ridges all grind off mechanically — no solvent soup, no smearing chemicals into the slab that will sabotage the next finish. The slab returns to clean, coatable concrete in the same visit.
One serious caveat we enforce: black mastics in buildings from before about 1980 can contain asbestos, so older adhesives are tested before any machine touches them. The day of delay is not negotiable — for your lungs and our crew's.

CSP: Prep You Can Specify
The industry measures surface roughness on the ICRI CSP scale, and matching profile to system is the whole science:
- CSP 2–3 — the diamond-ground standard for thin-mil epoxy and polyaspartic coatings, our daily bread.
- CSP 3–5 — deeper profiles for heavy broadcast systems and mortars, via aggressive tooling or shot blasting.
- CSP 5+ — scarified territory for thick overlays and urethane cement builds.
A bid that names its CSP target is a bid you can hold accountable. Ours always does.
Dust Control Is Not Optional
Concrete dust is crystalline silica, and grinding without extraction is both an OSHA violation and a housekeeping disaster. Our machines cut inside shrouds plumbed to industrial HEPA extractors that capture dust at the source — which is how a kitchen two doors from a grinding garage stays clean, and how an open retail floor grinds overnight and trades at nine.

Why is diamond grinding better than acid etching?
Etching is chemistry hoping to do a machine's job: acid washes attack the surface unevenly, leave neutralization residue, and cannot touch sealers, curing compounds or contamination — the exact things that cause coating failures. Diamond grinding mechanically removes everything and leaves a measured, uniform profile. No professional system we install ever goes over an etched-only floor.
What does CSP mean on a prep specification?
Concrete Surface Profile — the industry's standardized roughness scale from ICRI Guideline 310.2, running CSP-1 (nearly smooth) to CSP-9 (heavily scarified). Thin-mil coatings want CSP-2 to 3; thick mortars and overlays want more aggressive profiles. Specifying prep by CSP number is how you know a bid means something — and how our systems earn their warranties.
Is the grinding process really dust-free?
Effectively, yes. Every grinder runs tethered to an industrial HEPA extractor capturing the overwhelming majority of dust at the cutting head, in line with OSHA's silica rule. Homes keep their contents uncovered two rooms away; occupied businesses grind at night and open on time. "Dust-free" is the industry term — microscopic honesty says "dust-controlled," and rigorously so.
Can you remove my old epoxy, paint or sealer?
That is half this service. Failed epoxy, garage paint, urethanes and penetrating sealers all come off mechanically, down to sound bare concrete — the only honest starting point for whatever comes next. Thickness and hardness set the tooling, not the outcome.
What about black mastic and tile adhesive?
Post-tear-out adhesive removal — carpet glue, vinyl mastic, tile thin-set — is routine grinding work with the right diamonds. One caution we take seriously: black mastics in pre-1980 buildings can contain asbestos, so older adhesives get tested before anyone disturbs them. It is a small delay that is never optional.
Grinding, shot blasting or scarifying — which does my floor need?
Grinding is the precision tool for most coating prep, producing CSP-2 to 3 uniformly. Shot blasting and scarifying produce the deeper profiles heavy mortar systems want. The system going down dictates the method — which is the advantage of prep run by the company installing the floor rather than a rental machine and optimism.
Does grinding fix an uneven floor?
It levels high spots, ridges and trowel marks — grinding is subtractive. Low spots and genuine dips need material added back, which is self-leveling territory; the two services pair constantly. The laser check during prep tells us which side of that line your slab sits on.
How long does a typical garage take, and when can it be coated?
A standard two-car garage grinds in well under a day, edges included, and can be coated the same day — that is precisely how our one-day flake systems fit their schedule. Larger commercial floors phase by section, with each area ready for coating as the machines leave it.
Do you offer grinding without a coating afterward?
Yes — grinding stands alone. Facilities prepping for another trade's finish, homeowners clearing mastic for tile or plank, and slabs headed to polish all book prep-only work. You get the same CSP-specified, HEPA-controlled process our own coatings demand, handed off clean.
